Summer Is Ending. These 7 Beach Towns May Actually Be Better in Fall
Alex Mercer
Updated Aug 17, 2026
The East Coast beach season does not end on Labor Day. The crowds do. For several weeks after the traffic clears, seven towns between Massachusetts and Florida are still running, still warm in the southern half of the range, and busier on the calendar than they were in July.
AFAR made the case across those seven, and what holds them together is not swimming. It is that each one has a reason to be there in October that does not exist in August.
When the Crowds Leave but the Town Stays Open
Provincetown remains lively through October even as peak-season crowds thin dramatically, with many Commercial Street businesses, restaurants, and events still operating. The Pilgrim House, a 215-year-old boutique hotel, sits in the middle of it.
What changes after Labor Day is not what is open. It is how long the wait is.
The Two Towns Where Swimming Still Works
Melbourne Beach, Florida is the only entry on the list that is genuinely swimmable across the whole window. Water runs mid-70s to mid-80s, air holds in the 70s and 80s through October and drops into the 60s and 70s in November.
Folly Beach, South Carolina holds water in the 70s well into October, and the surf improves as the summer flat spell breaks. The town has the second-largest fishing pier on the East Coast, oyster season opens in the fall, and October 4 brings Mermaids and Mateys, a street festival on Center Street running 10 a.m. to 4 p.m. with more than 80 art, craft, and fashion vendors, live music, and costume contests for families and adults.
Nags Head, North Carolina is not primarily a swimming case. It is a surf case. The shoulder-season conditions are the best of the year, air sits in the 70s and 80s in September, and Jockeys Ridge State Park has the tallest sand dunes on the East Coast. Fish Heads Bar and Grill and Nags Head Pizza Company both stay open.
Ponies, Oysters, and a Bird Migration
Chincoteague, Virginia has two dated reasons to go, three weeks apart.
The fall pony roundup runs September 25 and 26, when the Chincoteague Volunteer Fire Company’s Saltwater Cowboys gather the herds. The south herd is corralled on the 25th near the Woodland Trail parking lot, the north herd on the 26th along the Service Road. Veterinary teams give each pony a health check, inoculations against West Nile and equine encephalitis, deworming, and hoof and teeth checks before the animals go back out.
Chincoteague also sits beside Assateague Island, home to the famous Chincoteague ponies on the Virginia side. A fence at the state line separates them from the Maryland herd, which the National Park Service manages; the Chincoteague Volunteer Fire Company owns the Virginia herd and grazes it on the Chincoteague National Wildlife Refuge under a Fish and Wildlife Service permit capped at roughly 150 adult animals.
Then the Chincoteague Oyster Festival, Saturday October 10, 10 a.m. to 4 p.m. at Tom’s Cove Park, organized by the Chincoteague Chamber of Commerce. All-you-can-eat, free parking, entry closes at noon.
Cape May, New Jersey is a birding town in autumn. New Jersey Audubon’s 2026 Cape May Fall Festival runs October 15 to 18, with field trips, boat trips, trolley tours, and programs built around raptors, shorebirds, songbirds, and seabirds. The Cape May Bird Observatory anchors it. Water drops into the 60s by October, so this is a walking and watching trip, not a swimming one.
Charlestown, Rhode Island is the same category and colder. Air runs 40s to 60s in October. The draw is bird migration at the Ninigret National Wildlife Refuge, the Applumpkin festival, and Sly Fox Den Too, whose chef Sherry Pocknett won a James Beard Award in 2023. The General Stanton Inn has stood since 1740.
Four Dates Already on the Calendar
The calendar is part of the appeal, and most of it is already set. Chincoteague’s fall pony roundup is September 25 and 26. Folly Beach’s Mermaids and Mateys is October 4. Chincoteague’s Oyster Festival is October 10. Cape May’s Fall Festival runs October 15 to 18.
Charlestown’s Applumpkin has not posted 2026 dates. Local events can still shift, so anyone building a weekend around one should confirm with the organizer before reserving a room, because in a town that empties after Labor Day, festival weekend is the one week that fills back up.
